How we source, verify and update our data — and why you can trust it.
What The Residence Index is
The Residence Index is an expert property index for Phuket, not a listings catalog. We describe projects and developers at the level of data: prices, yields, ownership form, a 15-minute view of nearby infrastructure, and an honest look at pros and cons. The goal is to be a source you can cite, not a shop window.
Where our data comes from
Our primary sources are official developer websites and authoritative industry references. We aim to confirm every fact against a primary source before publishing. Approximate infrastructure coordinates are used only for straight-line proximity, never as exact drive-times.
How we verify
Each project's data is verified item by item. Where sources conflict or information is unclear, we flag it as "to confirm" and do not invent figures. We do not publish unverified reliability claims, and we never add fabricated ratings or reviews.
Where attribution is disputed (for example, who the actual developer is), we say so openly rather than hide it.
Honesty in presentation
Every project, developer and area page carries a balanced assessment — strengths and things to consider. We do not take payment for ranking position and do not skew assessments toward advertisers. Where a price is indicative, we mark it.
How the developer score (0–10) works
Some developer profiles show a score from 0 to 10. It is a transparent composite of five criteria, each scored 0–2 and added together: tenure (years active, and years on Phuket), delivered track record (completed projects, not just launches), transparency (how much verifiable company data is publicly available), market recognition, and the absence of documented issues. Five criteria × 2 points max = 10.
It is an editorial estimate, not a financial rating or a guarantee: it summarises what is publicly verifiable, and the breakdown shown on the card itself explains how each point was awarded. We deliberately withhold the number for any developer scoring below 6 out of 10 — a low score would read as an accusation we can't stand behind, so instead we show no score and let the profile's facts speak. A score, when shown, always appears with its five-part breakdown.
Freshness and updates
Every entity shows a visible last-verified date. We re-verify on a quarterly basis and update as things change. Research articles are evergreen and kept current.
