Methodology
Verified, primary-market. Unlike a scraped listings feed, our figures come from a curated catalogue where each project's price is verified against the developer and reliable sources. These are from-prices (the entry price of the cheapest unit), primary and off-plan led — not a mix of resale asking prices.
Median, not mean. Each area figure is the median (50th percentile) across projects, so one outlier can't distort it. Areas with fewer than three projects of a type are flagged with an asterisk and should be read as indicative only.
How ฿/m² is derived. Each project's ฿/m² is its verified from-price divided by its smallest stated unit size — an indicative entry ฿/m². It is not a per-listing median, and it does not separate freehold from leasehold; a foreign-freehold unit typically prices above the area figure.
Update cadence. Recomputed monthly from the live catalogue as prices are verified and inventory changes. Current snapshot: data as of August 2026.
How to read ฿/m²
฿/m² is a budgeting tool, not a valuation. Multiply the area figure by the size you want for a market expectation — a unit far below it may be leasehold, off-plan or have an issue worth checking; one far above is claiming a premium for a view or floor you should verify on site. Condo ฿/m² runs higher than villa ฿/m² because a compact managed unit costs more per metre than a large villa where land is already in the price — so compare within a column, not across condo and villa.
