Who builds Phuket? Our index covers 56 developers, and they are far from uniform. Roughly a third sit in each of the mid-market, premium and luxury segments, with a couple spanning several. Seven are publicly listed (on the Stock Exchange of Thailand), which brings a level of financial disclosure most private developers don't offer.
Big vs boutique. Only a handful of developers build at scale on the island — seven have five or more projects in our index — while the majority are boutique, often defined by a single flagship. Scale usually means a longer, inspectable track record and more delivery capacity; boutique can mean sharper design and scarcity, but a shorter history to check.
Listed vs private. Listed names (for example the largest national homebuilders and Phuket's own listed condo specialist) publish financials and follow exchange governance — a meaningful reassurance for off-plan buyers. Private developers range from decades-old villa houses to first-time entrants; here the burden is on you to verify the background.
Local vs national. Some developers are Phuket-born specialists who know the island's plots and rental market intimately; others are large Thai or international groups bringing brand, financing and standardised delivery. Neither is inherently better — it depends on whether you value island specialism or corporate scale.
How should a buyer use this? Match the developer profile to your risk appetite and product: a listed, at-scale builder for off-plan reassurance; an experienced local villa house for a bespoke home; and extra diligence for any newer or single-project developer.
