Where the new supply is: Phuket's off-plan pipeline by area and year

Where is Phuket building? New supply is highly concentrated. Of the island's off-plan projects in our index, Bang Tao dominates by a wide margin (over 40 projects under construction), followed at a distance by Rawai, Layan, Kata, Karon and Kamala. The premium west coast is doing most of the building; the quieter north and centre add far less.

When does it complete? The pipeline peaks in the near term: the largest wave of completions lands in 2026, a second sizeable wave in 2027, then it tapers into 2028 and 2029. In other words, a lot of new stock is arriving over a short window, concentrated in a few areas.

Why does this matter to a buyer? Concentration cuts both ways. In hotspots like Bang Tao, buyers get abundant choice, competitive launch pricing and payment plans — but also more competing supply to let or resell against once everything completes. In areas with a thinner pipeline, new stock is scarcer, which can support values but limits choice.

How do I read it? Treat a heavy local pipeline as a prompt to check absorption: how quickly comparable units are selling and renting, and how much competing supply completes around the same time as yours. A great project in an oversupplied micro-market still has to compete.

The bottom line. Most of Phuket's construction is happening on the premium west coast and completing in 2026–2027. Use that to your advantage — negotiate hard where supply is deep, and value scarcity where it isn't — but always sanity-check how much competes with your specific unit.
